The guest ranch is an established profitable business on multiple parcels totaling 84 deeded acres in the
Shenandoah Valley, bordering George Washington national forest, and has one of the only 2 outfitter permits in this area to do 1/2 , lunch and full day rides on the National forest.. plus it has 3 full kitchen and bathroom cabins overlooking 2 fishing ponds and 45 permitted camp spots of which 20 or so are actively being used on the campground. In prior years the ranch was open to trout fishing and the ponds were stocked.. that is definitely another venue of income. Plus guided hunts could easily be added, and There is a bottled natural spring water component that the current owners have not fully explored.
